Fixed Fee Meeting

Scope of work: We offer an initial fixed fee appointment to discuss your options and give you an estimation of costs involved with probate.

This Fixed Fee meeting is usually held at our office and lasts up to 1 hour. You will see a knowledgeable member of our Private Client Team (details of which can be found on Our Team page).


The meeting will include;

  • Accurately identifying the type of probate application you require
  • Giving initial advice on starting points in winding up the estate
  • Going through our process and costs



Fixed Fee Appointment: £150

VAT: £30

Total: £180

Grant Only Service

Scope of work: We will prepare the probate application papers based on information provided by you. You will be responsible for dealing with the estate once the Grant has been obtained.


Where a full IHT tax return (IHT400) is required: From £2,000 plus VAT

Where a short form IHT tax return (IHT205) is required: From £1,000 plus VAT


You will be responsible for paying any inheritance tax due, in addition to the above mentioned fees.

Probate fees

Full Estate Administration Service

Scope of work: The precise stages and timescales involved will vary depending on the circumstances*.


In general the process includes:

  • Initial fact-finding meeting
  • Identity checks
  • Applying for the Grant
  • Collecting and distributing the assets


The general timescale for a straightforward probate is 6 – 12 months and roughly between 10 – 25 hours at our team’s hourly rates.

James Phipps: £240 plus VAT

Sue Squires: £220 plus VAT

Matthew Prater: £220 plus VAT

Lisa Perry: £210 plus VAT

Elizabeth Groom: £210 plus VAT

Kayleigh Woolgar: £180 plus VAT

Suzanne Harding: £125 plus VAT




Legal Fees: between £2,000 and £5,000 plus VAT**

The legal fees for more complex estates where there may be numerous beneficiaries, significant assets or inheritance tax due generally start at around £5,000 plus VAT rising in exess of £20,000 plus VAT.

Probate Application Fee: £155

Additional sealed copies of the Grant: 50p per copy

Swearing of the Oath: £7 per executor

Bankruptcy Only Land Charges Department searches: £2

Notice in the London Gazette and a local newspaper (to protect against unexpected claims from unknown creditors): Varies but usually £200 for the pair.

* The exact costs will depend on the individual circumstances of the matter, for example a modest estate with no property and one beneficiary is likely to be at the lower end of the scale. Whereas a large estate with multiple properties, accounts, assets and beneficiaries will be at the higher end of the cost scale.


** This quote is based on us handling the full process for you and assumes the estate has; a valid will, no more than one property, no more than five bank accounts or building society accounts, no other intangible assets, there are between 1 and five beneficiaries, there are no disputes between beneficiaries, no inheritance tax is payable, there is no need for the executors to submit a full account to HMRC and there are no claims made against the estate. There are likely to be additional costs if there is no will in place, the estate consists of shareholdings and/or if additional copies of the grant are required. Dealing with the sale or transfer of any property within the estate is not included, but our Property Law Team would be able to provide you with a competitive quote for this work.


***Disbursements are costs related to your matter that are payable to third parties (not Lamb Brooks). We handle these on your behalf to ensure a smoother process.
