When you are buying, selling or investing in property the cost of advice is high due to its specialist nature. People cannot afford for mistakes to be made when they are dealing with the biggest asset they have – their property – but errors by surveyors do happen.
A Buyer purchasing a property is investing huge amounts of money to secure their dream home and will be heavily reliant on a surveyor to advise them if there are any major issues to be aware of such as subsidence, damp, dry rot, Japanese knotweed, woodworm etc. A failure to properly identify and advise upon such issues can massively reduce the value of the property, let alone the stress and inconvenience caused by having to resolve the problem affecting the property. Similarly, if a Seller instructs a surveyor to value their property, and it is significantly under-valued, then the loss can be substantial.
In very restricted circumstances, it can sometimes be possible to bring a claim on behalf of a Buyer against the valuer who has been instructed by a mortgage lender. We have experience of having successfully handled such cases and may be able to help you also.
